The mortgage, taxes, and insurance are sized to the building, not to how many units are occupied. One empty unit in a duplex means half the income against all of the cost. Two means all the cost and none of the income.
Insurance is a further problem. Many policies restrict coverage on fully vacant buildings past a defined period, so a fully empty duplex is frequently uninsured at exactly the moment it is most exposed.
Turn costs are what stall owners
Getting a unit rent ready after a rough tenant means flooring, paint, appliances, and often mechanical work. On an older Kentucky building with knob and tube or a failing sewer lateral, the turn becomes a renovation.
So the unit sits, unturned and unrented, while the owner waits for money that the property is not generating. That loop is where most of these properties get stuck.
Selling as it stands
We buy duplexes, triplexes, and fourplexes fully occupied, partly occupied, or completely empty. Vacancy affects the number and does not affect our interest.
If some units are occupied and some are not, tell us which and what the leases say. Mixed occupancy is normal and does not complicate a cash closing.
