Who we are
Cash Home Buyers KY is a brand of NYX Real Estate Corp, a Kentucky corporation. NYX is the entity that signs the purchase agreement and wires the funds. We buy residential property throughout Kentucky for our own account.
We are not licensed real estate agents or brokers, and we do not represent you in a transaction. We are on the other side of the table from you, which is exactly why we tell you to have your own attorney look at the agreement.
What we are not
We are not a lead generation site. When you fill out the questionnaire, your information goes to us and stays with us. It is not sold to a network of investors, and you will not get eleven calls from people you have never heard of.
We are also not a national iBuyer with an algorithm and a call center in another state. We buy in Kentucky and nowhere else, which is why we know what a Master Commissioner sale is and how long probate actually takes in district court.
How we make money
We buy below what a fully renovated house sells for, fix what needs fixing, and either resell it or keep it as a rental. The gap between those two numbers pays for the work, the holding costs, the risk that the repairs cost more than we estimated, and our margin.
That is the entire business model. There is nothing clever hidden in it, and any buyer who will not explain their math this plainly is worth being careful with.
What you should expect from us
A number within 24 hours with the reasoning attached. A straight answer when a cash sale is the wrong move for you, including when listing with an agent would clearly net you more. And no pressure tactics, no expiring offers, and no calling you twice a week after you said no.
