No mystery, no pressure, and no part where the number changes at the table.
Here is the whole process, including the parts most cash buyer sites leave out.
1. You tell us about the house
Five questions online or one phone call. We ask for the address, what is going on, what shape it is in, and when you need to be done. We do not ask for your credit, your income, or your social security number, because none of that affects what a house is worth to us.
You do not need photos, a walkthrough, or an inspection to get started. If the house is occupied by a tenant who will not let anyone in, that is fine too.
2. We look at it
We pull recent comparable sales in that neighborhood, look at county records for the property, and estimate what it costs to make the house sellable at retail. Sometimes we drive by. Sometimes we ask to walk it, and sometimes we do not need to.
If there are liens, back taxes, or a title issue, we order a preliminary search early. Finding a problem in week one is much better than finding it in week four.
3. You get a number with the math behind it
Within 24 hours, in writing. It shows what we think the house is worth fixed up, what we estimate the work costs, and what we need to make for taking the risk. You can argue with any line of it.
The number does not expire at midnight and there is no discount for deciding today. If a number is only good for an hour, it was never a real number.
4. You decide
Say no and you will not hear from us again unless you call. Say yes and we sign a purchase agreement and open title with a local attorney or title company.
You are welcome to have your own attorney review the agreement. We would rather you did.
5. Closing
Title work runs while we wait. Liens, payoffs, and any curative work get handled by the closing agent. You pick the date. Seven days is possible on a clean title, ninety is fine if you need the time.
You bring identification and sign. There is no commission and no closing costs on your side. Take what you want from the house and leave everything else.
What we cannot do
We cannot pay retail. A cash as is offer trades price for speed, certainty, and no repairs or fees. If your house is in good condition, you have time, and nothing is pressing, listing it will almost always produce more money and we will tell you that.
We also cannot give legal, tax, or financial advice, negotiate with your lender on your behalf, or promise a lender's answer on a short sale. Anyone who tells you otherwise is selling something.
Five questions. That is the whole thing.
We already know your situation from this page. Change it if it does not fit.
Question 1 of 5
Start with the address.
No cost, no obligation, and nobody shows up at your door unless you ask them to.
