Kentucky adopted the Uniform Residential Landlord and Tenant Act, but it only applies in cities and counties that have specifically adopted it. Louisville and Jefferson County, Lexington and Fayette County, and a number of other jurisdictions have. Much of the rest of the state has not.
That means your rights and your tenant's rights genuinely differ depending on which county the property sits in. Notice requirements, security deposit rules, and remedies are not uniform across Kentucky. Check whether your jurisdiction adopted it before relying on anything you read online.
What eviction actually costs
Filing a forcible detainer action, serving it, waiting for a district court date, and then waiting again if there is an appeal or a set out delay. Through all of it, no rent is coming in and the mortgage is still due.
Then you get a unit back that has usually been left rough, and you spend more to make it rentable. Landlords who run that math honestly often find the eviction costs more than the arrears they were chasing.
