You can sell in the middle of an eviction.
The case does not have to finish first. In a lot of situations, handing the whole thing off is faster and cheaper than seeing it through.
Hand off the caseHow the process runs in Kentucky
Removing a tenant means a forcible detainer action filed in the district court of the county where the property sits. Proper notice comes first, then filing, then a hearing. Where the local jurisdiction adopted Kentucky's version of the Uniform Residential Landlord and Tenant Act, the notice requirements are specific and getting them wrong restarts the clock.
Contested cases and appeals extend it further. In busier counties the docket alone adds weeks before you reach a hearing.
The costs nobody budgets for
Court filing fees and attorney time are the visible costs. The larger ones are the months of zero rent, the mortgage and insurance that keep coming due, and the condition the unit is usually left in.
Landlords frequently spend more completing an eviction than the unpaid rent was worth, then spend again to make the unit rentable. Stepping out partway through is a legitimate decision, not giving up.
What we take over
The property, the occupancy, and the situation. Depending on where the case stands, we may continue it, resolve it directly with the occupants, or start fresh. That becomes our cost and our timeline.
Tell us what has been filed, what notice was given, and what the next court date is. Those three facts determine how we structure the closing.
Five questions. That is the whole thing.
We already know your situation from this page. Change it if it does not fit.
Question 1 of 5
What people ask about this
Should I finish the eviction first?
Not necessarily. Finishing means more months of no income. Compare that against selling now with the occupants in place.
Can I sell if a judgment has already been entered?
Yes. Where the case stands affects timing more than feasibility.
What if the tenant damages the property before leaving?
It happens, and we account for that risk in the number. It does not change whether we buy.
Often it is more than one thing at once
Hand off the case.
No cost, no obligation, and nobody shows up at your door unless you ask them to.
