Why this is nearly impossible to list
Bed bugs and roaches end showings the moment a buyer sees evidence, and word travels between agents. Rodent droppings in an attic show up in every inspection report. Some infestations require the property to be treated repeatedly before it is even presentable.
Meanwhile treatment on a vacant house often fails, because the conditions that attracted them are still there. Owners spend money on rounds of treatment that do not hold.
