Take what matters. Leave the rest exactly where it is.
This is not a concession we make reluctantly. Emptying a house is often the single largest obstacle to selling it, and removing that obstacle is most of what we offer.
Leave it all behindWhat a cleanout actually costs an owner
Full house cleanouts run into the thousands, more with heavy furniture, appliances, or anything requiring special disposal. Add a dumpster permit, hauling, and the days off work to supervise it.
For an out of state owner it is worse, because it means travel, lodging, and coordinating contractors in a city you do not live in. That cost is why so many inherited houses sit full for years.
The emotional cost is the real one
Sorting a parent's house is not a logistics task. Families stall not because they cannot afford a dumpster but because opening the closets is unbearable, and no amount of practical advice changes that.
Being able to take a box of photographs and documents and then leave is, for a lot of people, the difference between resolving this and putting it off for another two years.
How we handle it
After closing we clear the property. Anything obviously personal, documents, photographs, military records, jewelry, gets set aside rather than thrown out, and if you tell us what to watch for we will watch for it.
If you want more time to go through it before closing, take it. We can set the closing date to give you that, and there is no charge for the extra weeks.
Five questions. That is the whole thing.

Question 1 of 5
What people ask about this
Can I come back for something after closing?
Ask before closing and we will arrange it. Once the property has been cleared it is much harder, so tell us early.
What if there is something valuable I forgot?
Tell us what and where and we will look for it during cleanout. It happens more often than people expect.
Do you charge for the cleanout?
It is factored into the offer, like every other cost. There is no separate bill and nothing you pay out of pocket.
Often it is more than one thing at once
Leave it all behind.
No cost, no obligation, and nobody shows up at your door unless you ask them to.
