The logistics of selling a house are straightforward. Opening your mother's closet is not. That is why so many families pay taxes and insurance on an empty house for years, and it is not disorganization or avoidance in any sense worth criticizing.
If you are not ready, you are not ready. What is worth knowing is roughly what waiting costs, so that if you do wait, you are choosing it rather than discovering it later.
What actually runs while it sits
Property taxes, any remaining mortgage, and utilities to keep minimal heat so the pipes do not freeze. The homeowners policy usually restricts or drops coverage once the house has been vacant past thirty to sixty days, which means an uninsured building against theft, vandalism, and water damage.
Empty houses in Kentucky also draw code citations for grass and maintenance, and unattended ones attract copper theft. Each year vacant, the house is worth measurably less than the year before.
How to take what matters
Walk through once with a box. Photographs, documents, the few objects that carry something. That is the only sorting anybody needs to do, and it can be done in an afternoon even when the house is full.
Everything else stays. We handle the cleanout, and we set aside anything that looks personal rather than discarding it. If there is something specific you want us to watch for, a ring, a service record, a photo album, tell us and we will look.
