Price is the most common. A house priced above what the comparable sales support gets viewed early, then ignored. Condition is second, where showings happen and offers do not, or offers arrive and die at inspection. Exposure is third and rarest, where marketing was genuinely inadequate.
You can usually tell them apart from the showing count. Lots of showings and no offers points to condition or price. Few showings from the start points to price or exposure.
Relisting has a cost that is not obvious
Days on market and price reduction history are visible to agents and to buyers. A house that comes back on quickly after expiring often draws lower offers than it did originally, because the history reads as a house nobody wanted.
That does not mean relisting is wrong. A different agent with a corrected price fixes plenty of expired listings. It means the second attempt has to actually change something, not just restart the clock.
When relisting is not the answer
If the reason was condition and you cannot fund the repairs, another listing runs the same play. If the reason was a title problem, a failed inspection, or an appraisal gap, those follow the house to the next buyer.
And if you needed to be gone three months ago, another ninety to one hundred twenty day listing cycle is not a plan. That is where a cash offer with a fixed date stops being a compromise and starts being the point.

Should I relist with a different agent?
Often yes, if the issue was price or marketing and you have time. Ask the new agent what specifically they would do differently.

Almost certainly not, and we will explain why. If the market did not pay that price with full exposure, it was not the price.
My listing agreement just ended. Can I sell to you?
Check the agreement first. Many contain a protection period entitling the agent to a commission on buyers they introduced. We do not want you in breach.
