Underwriting is not finished when a buyer gets preapproved. Final approval happens near closing, and it can fail because the buyer opened a credit account, changed jobs, had a large deposit questioned, or because the appraisal or the property itself did not satisfy the lender.
Some of that has nothing to do with your house. All of it lands on your timeline anyway, usually after you have scheduled movers.
What it costs you beyond the delay
The property goes back on market with days on market already accumulated. Buyers and agents ask why it fell through. Anything discovered during the failed transaction, an inspection finding or a title issue, is now known and generally must be disclosed.
So the second attempt starts from a worse position than the first, through no fault of yours.
What removing the lender changes
No preapproval that can be withdrawn. No appraisal that can come in short. No underwriter reviewing your buyer's bank statements in week five. The financing contingency does not exist because there is no financing.
If title work was already completed for the failed sale, tell us who handled it. Sometimes it is still usable, which can pull a week or more out of the timeline.
