You do not have to remediate it before you sell it.

That is the assumption that keeps people stuck. No clearance test, no air sampling, no certificate. We price around it and we take it as it is.

Sell it as it is

Why Kentucky basements grow mold

The Ohio Valley is humid for much of the year, most Kentucky housing has a basement or crawlspace, and a lot of that housing predates modern vapor barriers and drainage. Add a summer of a closed up vacant house and the conditions are close to ideal.

It rarely announces itself. Owners discover it during a pre listing inspection, or when a buyer's inspector finds it and the deal dies the same afternoon.

The remediation trap

Get a mold estimate and you are usually quoted containment, removal, treatment, and reconstruction, plus post remediation verification testing. On a finished basement the number climbs fast.

Then the underlying moisture source still has to be fixed, or it comes back and you have paid twice. That is why so many sellers start remediation and stop halfway, which leaves the house harder to sell than before they began.

What changes

Disclosure, honestly

Kentucky uses a seller disclosure form for most residential transactions, and known mold is generally material. Concealing it is the version of this that creates real legal exposure later.

Selling as is to a cash buyer does not remove your disclosure obligation, and it should not. What it removes is the expectation that you fix it first. Tell us what you know, in writing, and it becomes part of the deal rather than a problem after it.

Question 1 of 5

Where is the house?

Street address is enough to get started.

What is going on with it?

Pick the closest one. You can explain the rest on the call.

What kind of shape is it in?

Be honest. A rough answer does not lower the offer, a wrong one changes it later.

How soon do you need to be done?

We close on your date, not ours.

Where should we send the number?

One call, one number. We do not sell your information to anybody.

No cost and no obligation. If the number does not work for you, that is the end of it.

We have it.

Expect a call from a 502 number within one business day.

What people ask about this

Do I need an inspection or air test before selling to you?

No. We do not require testing and we do not ask you to pay for one. If you already have a report, send it.

Is black mold different?

People use that term for several species. From a purchase standpoint we assume remediation is needed regardless of type, so the label does not change our number much.

What if the mold is behind the walls?

Then there is likely a moisture source we will need to account for. It is a common finding and it does not stop a purchase.
