Signs are surfacing effluent in the yard, slow drains throughout the house, and odor. Once a field has failed it does not recover on its own.
Replacement is a permitted process, not just a purchase
Onsite sewage systems in Kentucky require permitting through the local health department, with a site evaluation and soil work to determine what system the property can support. If the soil evaluation comes back poor, the acceptable system may be an engineered alternative at substantially higher cost.
That evaluation is the uncertainty. Until it is done, nobody knows whether the answer is a conventional replacement or something several times more expensive.
Why lenders will not fund around it
Appraisers flag non functioning septic systems, and lenders generally require a working system as a condition of closing. Some loan programs require documentation from the health department.
So the seller ends up funding a replacement before getting paid, on a property they are leaving, with a cost they cannot pin down until the soil work is complete. We take that unknown instead.
