A relocation runs on dates. Start date, lease start, school year. A sale that might close is not the same as one that will.

A listing produces an offer with a closing date that depends on a buyer's lender. Appraisal, underwriting, and a final approval that can move at the last minute. Meanwhile you have already started the new job and are keeping a house presentable from another state.
If the deal falls through in week five, you are relisting a house you no longer live in, from somewhere else, while paying two housing costs.
Two payments is the number that decides this
Carrying the Kentucky house plus housing in the new city is the actual cost of waiting for a better price. Run it for four months and compare it against the gap between a cash offer and a retail one. Sometimes listing still wins. Often it does not.
Add the cost of trips back, of a property manager or a lawn service, and of the risk that you eventually reduce the price anyway from a position of no leverage.
Working backward from your date
Tell us your start date and we will work backward. A clean title can close in about a week. If you need ninety days because of a school year, we will hold that date instead.
You can also stay in the house until closing and leave what you do not want to move. Movers charge by weight, so leaving the things you were only taking out of obligation is worth real money.
