Forbearance paused the payments. It did not erase them.

That is the part that catches people at the end. The missed months are still owed, and how your servicer expects them back determines whether you can keep going.

What happens when the pause ends

Forbearance suspends or reduces payments for a period. It does not forgive them. When it ends, the servicer offers repayment options, and which ones are available depends on your loan type and investor.

Common ones include a deferral or partial claim that moves the missed amount to the end of the loan, a repayment plan that adds a portion to each monthly payment, a modification that changes the loan terms, or a lump sum. Lump sum demands are restricted for federally backed loans, but the other options vary widely in how affordable they are.

Ask the specific question early

The question worth asking your servicer, in writing, is which loss mitigation options your loan actually qualifies for and what the payment would be under each. Vague reassurance during forbearance is common. Specific numbers are what you need.

If the best available option still produces a payment you cannot make, you have learned that while you are still current rather than three months into a new delinquency.

What changes

Selling before the arrears become a foreclosure file

A house sold while the forbearance is still in place, or immediately after, closes with a clean payoff that includes the deferred amount. No arrears reporting, no referral to foreclosure counsel, no added fees.

The same house sold six months after a failed repayment plan produces less, because the payoff has grown and the timeline is tighter. The difference is entirely in when you decide.

Question 1 of 5

Where is the house?

Street address is enough to get started.

What is going on with it?

Pick the closest one. You can explain the rest on the call.

What kind of shape is it in?

Be honest. A rough answer does not lower the offer, a wrong one changes it later.

How soon do you need to be done?

We close on your date, not ours.

Where should we send the number?

One call, one number. We do not sell your information to anybody.

What people ask about this

Do I have to repay everything at once when forbearance ends?

For most federally backed loans, no. Lump sum demands are limited. Ask your servicer to confirm in writing which options apply to your loan.

Can I sell while still in forbearance?

Yes. The payoff will include the deferred amount, and it gets paid from proceeds like any other balance.

Will forbearance show on my credit?

Reporting depends on the program and the servicer. Ask how yours reports before you agree to any extension or repayment plan.
